PROPERTY MANAGEMENT INFORMATION


Champaign County Realty Property Management LLC has been providing property management services in the Central Illinois area since 1988. We have experience managing single family homes, duplex, 4-plexes, apartment buildings, condos, and townhomes.

Our services include:

Urbana Requirements: Champaign County Realty Property Management, LLC completes all the required paperwork and inspections for the City of Urbana. This includes the yearly Rental Registration, as well as the systematic property inspection process.

Other Information:
- Central Illinois runs on an August to July leasing cycle. We will attempt to make sure that we get your property, or keep your property on this cycle whenever possible.
- We contact all qualifying tenants in January to solicit a lease renewal for August. We allow our tenants until March 1st to decide if they would like to renew. If we do not have a renewed lease by March 1st, we will start advertising and showing the property for the upcoming available term in August.
- We have a minimum income requirement of two times the monthly rent of a property.
- We require a prospective tenant fill out a rental application prior to scheduling a showing of your property. This allows us to pre-screen their income to ensure they qualify for the property.
- Generally, a credit score under a 600 will require a double deposit. A credit score under 550 will require a triple deposit.
- We do not have a grace period for when rent is due. Rent is due by 5:00 PM CST on the 1st of every month. If the first falls on a Saturday or Sunday, rent is due by 5:00 PM CST on the preceding business day. 
- We do not allow co-signers. If someone wants to co-sign, they are on the lease the same as any other tenant and are equally responsible financially and for the condition of the property.
